Preparing to Move

Moving day is coming and boxes are packed! With all the excitement of finally getting into your new home, you likely don’t have time for some leisurely reading, but becoming familiar with the numerous features and benefits of your new home will help your transition go smoothly. New Homes are constructed better than ever before and include many pieces of specialized equipment. Be sure to take a few minutes to read all the operating manuals you receive at your pre-delivery inspection.

Be sure to notify people of your change of address and phone number and have your government issued identification updated. If you have children, be sure to investigate their new school and have them enrolled before you move. Try keeping a diary during your move to record important names, phone numbers and appointment dates.

30 Days

To protect your warranty plan, you are required to complete and submit your 30-day form to Auburn Homes within the first 30 days of occupancy. Tarion will only accept the form within the statutory time period and will only acknowledge one submission, so be sure it’s complete and that you’ve kept a copy for your own records. Your form can be mailed or faxed, or you can download, complete and submit an interactive PDF form.

You will be contacted by an Auburn Homes representative and arrangements will be made to have one of our technicians out to your home to make any necessary adjustments. Damage caused to your home during moving or after occupancy is not covered under warranty.

1 Year

It is perfectly normal for some settlement and drying of construction materials to occur within the first year. This may result in warranted and non-warranted effects. You will be contacted by an Auburn Homes representative and arrangements will be made to have one of our technicians out to your home to make any necessary adjustments. Refer to the Construction Guidelines for details on items covered under warranty.

2 Year

Like with the other forms, your form can be mailed or faxed, or you can download, complete and submit an interactive PDF form.

The scope of the two-year warranty coverage is significantly different from the one-year coverage, so be sure to refer to the Construction Guidelines for details before submitting your form.

Construction Performance Guidelines

The Construction Performance Guidelines is a handy reference guide intended to help builders and homeowners understand which work and material defects are covered under the statutory warranty.

The Guidelines address over 240 possible conditions and provide objective criteria that set out the minimum performance required in the construction of new homes in Ontario. They were prepared with assistance from technical experts at the Ontario Government, as well as independent engineering experts and various industry associations across the Province.

Tarion Warranty Corporation

Every new Auburn home is protected with warranty coverage from Auburn Homes which is guaranteed by the Tarion Warranty Corporation. Tarion is a private corporation established in 1976 to protect the rights of new home buyers and regulate new home builders and is now considered one of the most comprehensive new home warranty programs in North America. Auburn Homes has been a registered builder since 1997.

In addition to new home warranty coverage, Tarion also helps to educate home buyers on topics from purchasing a new home to maintaining it. They offer on-line publications for home buyers and home builders as well as host public seminars and industry workshops. When needed, Tarion can assist to settle disputes about what is covered under the new home warranty and will ensure homeowners follow the statutory warranty process to request their assistance.
